After joining the firm in 1999, David N. Morrell, Jr. became a Partner of Hoover Slovacek LLP in 2007.  He has been practicing transactional law for most of his 20 years of experience. Mr. Morrell assists clients in all aspects of commercial real estate transactions, including the acquisition, development, financing and disposition of multi-family, office and retail properties.  He also represents commercial landlords and tenants in all aspects of office, industrial and retail leasing. 

Commercial Real Estate

During his practice, Mr. Morrell has drafted and negotiated leases for landlords and tenants in office, industrial and retail properties up to 80,000 RSF.  He has assisted developers with land acquisition, financing and construction of numerous office, retail, multifamily and single-family residential properties up to $65,000,000.00. 

Commercial Lending

Mr. Morrell has represented several local banks in commercial loan transactions up to $25,000,000.00, and has prepared and negotiated the loan documents on behalf of lenders and borrowers.  Additionally, he has represented national single-family mortgage lenders on curative title matters in preparation for foreclosures. 

Property Management

Mr. Morrell has successfully represented commercial and multifamily property clients in drafting and negotiating property management agreements and service contracts, utility contracts and construction contracts on behalf of property managers and owners.  Mr. Morrell has assisted in the development of leasing and other forms for use by property management personnel.

Mergers and Acquisitions

Mr. Morrell has successfully facilitated the closings of several asset and stock purchases and dispositions up to $20,000,000.00 for business clients, including the negotiation and drafting of related employment and non-compete agreements.

Mr. Morrell serves as a member of the Board of Directors of East Fort Bend Human Needs Ministry, and as a Director of Sienna Plantation Municipal Utility District #2.  He has also served as Boy Scout leader and a volunteer with Fort Bend Lawyers Care.  He has contributed articles to Texas Lawyer and Executive Legal Advisor as well as speaking at various seminars covering commercial real estate topics.
